Common Waterproof Membranes Failures and Fixes

Waterproof materials are essential for protecting structures from water intrusion. However, even high-quality waterproof membranes can fail if not properly installed or handled. At Huafeng Waterproof Materials Co., Ltd., we believe that understanding the causes of membrane leakage is the first step toward long-lasting waterproofing solutions.

In this article, we’ll break down the major causes of waterproof membrane leakage and provide professional advice on how to avoid them.

1. Stripping of the Membrane from the Base Layer

Causes:

  • No protective wall on cushion layer: This leads to uneven settlement and tearing of the membrane.

  • Poor base preparation: Inadequate surface treatment results in weak adhesion.

  • Moisture in the base layer: Water vapor from a damp base causes blistering and cracking.

  • Incompatible adhesive: Adhesives that don’t match the membrane material fail to bond firmly.

Solutions:

  • Build a concrete cushion protective wall to ensure stability.

  • Proper base treatment:

    • Plaster with cement mortar and add 10–12% UEA or 5–10% aluminum waterproof agent.

    • Apply smooth finishing; seal through-wall bolt holes and remove protrusions.

    • Ensure the base is dry (moisture < 9%). Test by laying a 1×1m sample roll for a few hours.

  • Apply a compatible primer evenly to prevent bonding issues.

  • Use adhesives provided by the membrane manufacturer to ensure material compatibility.

2. Stripping Between Membrane Layers

Causes:

  • Unfavorable construction conditions: Temperature or weather is not suitable.

  • Incorrect joint width or overlap.

  • No timely protection after membrane installation.

Solutions:

  • Control the work environment:

    • Avoid construction during rain, snow, or wind over level 5.

    • No timely protection after waterproof membranes installation.
    • Use appropriate application techniques:

      • Hot-melt method: Torch heating with proper rolling and sealing. Construction temp ≥ -10°C.

      • Cold adhesive method: Uniform adhesive, air removal, and firm bonding. Temp ≥ 5°C.

      • Self-adhesive method: Peel and stick with slight heating. Temp ≥ 5°C.

  • Select proper installation method:

    • Internal pasting: Used in tight spaces, but offers lower reliability.

    • External pasting: More reliable; ideal for larger areas. Usually the preferred method.

  • Layering technique:

    • For large-area foundations, use the empty paving method with staggered overlaps.

    • Overlap polymer modified asphalt membranes by at least 150mm.

    • Use two layers with joints offset for better protection.

  • Avoid temperature extremes during hot-melt application:

    • Too hot: Causes burning and loss of elasticity.

    • Too cold: Poor melting and bonding.

  • Apply proper protection:

    • Plane: Cover with fine aggregate concrete (≥ 50mm).

    • Facade: Use hard protection (mortar/plastic board) or soft protection (foam board).

3. Leakage at Internal/External Corners and Pipe Fittings

Causes:

  • Poor detailing: Sharp corners, wrinkles, or loose edges can lead to failures.

  • Inadequate cleaning of dirt or rust.

Solutions:

  • Base layer preparation:

    • Shape internal/external corners and pipe roots into smooth arcs (R = 50mm for modified asphalt).

    • Remove all debris, rust, and dirt using sandpaper, brushes, solvents, or compressed air.

  • Add reinforcing layers:

    • Apply extra membrane (≥ 500mm wide) at vulnerable areas: deformation joints, corners, pipe roots, etc.

    • Cut membrane accurately and adhere it tightly with no wrinkling or warping.

    • Inspect thoroughly after installation to ensure long-term performance.

Final Thoughts

Waterproofing failures often come down to improper material handling and poor construction practices. At Huafeng Waterproof Materials Co., Ltd., we not only provide reliable waterproof membranes and materials, but also emphasize proper application techniques to help our customers achieve the best results. Understanding these common failure points can significantly extend the lifespan of any waterproofing system.
